Job Description

Summary
The Director of Construction & Development is responsible for ensuring the timely and efficient completion of hotel construction and renovation projects by overseeing all phases of the project, from concept design through punch and close out. This entails working with a variety of stakeholders to schedule and plan work, coordinate equipment and materials, operate within budget, and proactively manage overall progress.

The ideal candidate will be located in the Roaring Fork Valley as their main oversight of projects are located in Aspen, CO.

The salary range for this role is between $165,000 and $205,000 annually. Actual pay will be dependent on budget and experience, all our salaried roles are eligible for bonus.

Essential Job Functions
• Creating and issuing RFP’s for procuring all members of the project team including architect, consultants, engineers, general contractor, FF&E & other direct vendors.
• Determine and define scope of work and deliverables
• Drive scope decisions in collaboration with team of internal and external stakeholders.
• Complete feasibility studies on cost, schedule and permitting implications of design options.
• Obtain necessary permits, approvals, and other regulatory prerequisites
• Draft and submit budget based on scope of work and resource requirements
• Manage costs in order to meet budget
• Provide direction over contracts and subcontracts
• Manage construction schedule and activities
• Develop and implement coordinated operations plan during construction with adjacent stakeholders
• Issue progress updates as needed regarding costs and timelines
• Arrange, chair and minute meetings whether video conference or in person and diligently follow up on action items
• Ensure work is done in compliance with all relevant building and safety codes
• Select and manage subcontractor and supplier relationships
• Coordinate efforts across entire project between architects, designers, engineers, and subcontractors
• Locate, analyze and mitigate risk exposures throughout the project
• Work with FF&E and operations teams to manage the process through hotel opening

The position includes the potential to work on several prestigious projects both to the existing portfolio and new ground up projects. A strong background in hospitality construction is preferable. The ideal candidate will be a strong communicator and be able to manage in house teams, external design teams, and contractors in an effective, orderly fashion. As well as significant experience managing construction projects, candidates will need to frequently report internally to the executive team so a high proficiency on project presentations and reporting is desirable.

Qualifications

• Bachelor’s Degree in Construction Management or related field
• 10+ years of hotel renovation and new build hotel construction experience
• 3+ years of hotel renovation/construction experience in mountain and resort environments is a plus
• Strong verbal and written communication skills
• Experience with Microsoft Office, Excel, Project and AutoCAD or similar software
• Strong Knowledge in the construction management field required
• Technical knowledge and experience with mechanical, electrical and plumbing systems found in the typical hotel, retail and food service environment
• Comfortable reading and understanding blueprints and drawings
• Demonstrated knowledge of construction, engineering, and architecture principles
• Ability to budget, schedule, negotiate, and control costs
• High degree of familiarity with contract and subcontract documents, terms, and conditions
• Strong leadership and management skills

Additional Information

Supervision Given and Received
Given: Exercises direct supervision over all contractors and where applicable, direct subcontractors. A variety of routine tasks sets general expectations of results expected within company’s policies and procedures. Responsibilities include but are not limited to, interviewing, hiring, planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Received: Works under the general supervision of the VP of Construction. Receives continuing or individual assignments according to supervisor’s directions and may perform routine tasks. Expectations of the quality, quantity and deadlines are clearly set. Instructions, advice and assistance available as needed. Work is reviewed on demand or during scheduled check-ins.

Work Environment and Physical Demands
Job performed indoors and outdoors on construction sites. Frequent travel to jobsites required. Anticipated projects are in Aspen, so the ability to both travel and have easy access to Aspen will be considered essential. Must be able to occasionally lift, push or pull 25 lbs. individually or with assistance.
