POSITION SUMMARY:

The ‘Supervisor Building Maintenance’ supervises and coordinates all work activities of up to (6) Building Maintenance Technicians and external contractors. This employee will oversee those employees who maintain, service, and repair the physical structures and infrastructure of lodging properties, village buildings, and area grounds (under the responsibility of the IHM/Winter Park Lodging Division). This position is integral in maintaining contractual requirements listed in the HOA’s and Owner Contracts. The ‘Supervisor Building Maintenance’ will follow all Winter Park policies and procedures, all applicable laws (federal, state, and local), and all health and sanitation codes.

ESSENTIAL DUTIES:

  • Directs technicians and/or contractors engaged in all aspects of maintaining the building, performing repairs (including, but not limited to: Electrical, HVAC, plumbing, masonry, spas, paint, woodwork, and furnishings of buildings)

  • Ensures adequate round-the-clock coverage to respond to lodging maintenance emergencies

  • Uses requisitions tools, equipment, and supplies necessary for lodging maintenance operations

  • Interviews, selects, and trains new and existing employees on all building systems, proper maintenance, safety procedures, and safety standards

  • Reviews production reports and estimates worker hour requirements for the completion of all maintenance assignments

  • Assists management teams with long term maintenance project planning to maintain building standards

  • Assists management teams with maintenance-related budgeting and regular/recurring forecasting of labor and expenses

  • Provides monthly maintenance reports and requests for project funding (to management and/or HOA boards as appropriate)

  • Communicates and interprets (as needed) all company policies to workers, with emphasis on delivery of safety training and enforcement of safety regulations

  • Establishes or adjusts standard operating procedures (SOP’s) to meet production schedules and ensure efficient completion of work

  • Creates detailed work orders and assigns work to technicians

  • Suggests changes in processes, procedures, and regulations in lodging maintenance areas (to maximize efficiency of work crew and effective use of tools)

  • Analyzes and resolves work problems and assists workers in solving work problems

  • Oversees trash and recycling removal from the property

  • Initiates or suggests plans to motivate workers to achieve work goals

  • Maintains regular/accurate time and production records

  • Ensures that the highest level of OSHA safety standards are followed and safety meetings are held on a regular basis

  • Confers with other supervisors to coordinate activities with other departments (to ensure issues are resolved quickly)

  • Performs activities of technicians supervised in addition to foreman/supervisory tasks

  • Tests the building systems and performs preventative maintenance periodically (per regulations)

  • Directs workers engaged in grounds maintenance activities, such as: snow removal, trimming hedges, removing weeds, raking, and disposing of leaves and refuse

  • Perform monthly billing submittal

  • Other duties as assigned

REQUIRED QUALIFICATIONS:

  • Valid Colorado Driver’s License ad clean motor vehicle record required

  • Candidate must be willing to submit to a background check if requested as a condition of hiring offer

Technical Knowledge

  • Understanding and ability to analyze problems and repair complex HVAC, plumbing, electrical, and spa systems.

  • General carpentry and painting skills


Initiative and Adaptability

  • Must be a self-starter with ability to take reasonable action and make decisions, within parameters, with little or no supervision

  • Must be flexible and open to change with ability to adjust to changes quickly and easily

  • Must be able to resolve disputes among subordinate employees

Language Skills

  • Must have the ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals

  • Ability to write routine reports and correspondence

Mathematical Skills

  • Must have the ability to calculate figures and amounts such as proportions, percentages, area, circumference, and volume

  • Ability to read blueprints and calculate size and area off of architectural drawings

Computer Skills

  • Must have the ability to execute basic computer skills, Microsoft Word, Excel, and general Internet use

  • Must be able to log, maintain, and complete work order items electronically

Reasoning Ability

  • Must have the ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists

  • Must have the ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form

EDUCATION REQUIREMENTS:

Education:

  • High School Diploma or GED required

  • Associate’s (A.A.) degree or equivalent experience from a 2-year technical school required

Experience:

  • Minimum of eight (8) years related work experience in related fields

  • Minimum two (2) years of experience in a supervisory role required

  • Experience working with Excel spreadsheets strongly preferred

  • Working knowledge of Microsoft Office and basic computer functions required

WAGE:

The base hourly pay/salary range below represents the low and high end of Winter Park Resort’s hourly pay/salary range for this position. Actual pay will vary and may be above or below the range based on various factors including but not limited to experience, education, training, location, merit system, quantity or quality of production, responsibilities, and regular and/or necessary travel. The range listed is just one component of Winter Park Resort’s total compensation package for employees. Other rewards may include many region-specific benefits.

Salary/hourly pay range: $25 - $27
